#InterestingWorldofRealEstate: Today's photo was taken at a vacant property for sale in my Neighborhood of #CollegeGlen . From the first photo you can see i walked to the side of the house to get the key from the lockbox on the gas meter. Then i noticed some shoe string tied to the fence. I looked closer and the shoe string was all that kept the gate "Locked." Maybe the homeowner is hoping that a potential thief of their home is a kindergardener and hasn't mastered the art of tying and untying their shoes yet. Otherwise, about two seconds for anyone and they can be in the backyard. Not the greatest antitheft device. #SacramentoRealEstate #ShoeStringAlarmsCompany #IcantGetThisDoubleKnotUntied

Sacramento Real Estate Video Market Update January - February 2016
Doug Reynolds, a Sacramento Area Realtor, discusses the most recent market stats from Sacramento County.
As expected (and traditionally) the amount of sales jumped up in December compared to November. Buyers and sellers all push to get escrows closed by the end of each calendar year rather than let it drag out and carry over into the next year.
If you're a buyer out there, as we turn the calendar to 2016, more homes will start popping up on the market as we thaw out from the winter and progress to the spring market. Hang in there, more and better options are coming.
It appears that we will have a very strong spring and summer market in the Sacramento Area for 2016.

2015 Sacramento Real Estate Market year in review Video
* The median price ended the year at $297,000. A 10.8% increase from the year before!
* 17,578 homes sold in 2015. That is 11.4% higher than the 15,778 sold in 2014.
* Of all the Sales from 2015: 16.6% were CASH, 47.1% Conventional, 26.7% FHA and 6.2% VA.
* The available housing inventory has remained historically low for the past year. Currently there is 1.8 months worth of inventory. I expect that number to increase more as we approach the spring/summer seasons. A “normal” or “balanced market” has been redefined over the past decade and is now considered around 3 months.
* The homes that are priced right, show well and have a high quality marketing plan are still getting sold quickly. However, the properties that are over priced are sitting with little activity until the list price is in line with the true market value. The overpriced properties are having price reductions to try and get more attention. I’m calling it a “balanced but price sensitive market.” The current market is the most “normal/balanced” market we have seen in the Sacramento area in over 10 years.
* 2016 is looking like another “Normal/Balanced/Healthy” market with some appreciation.

Interesting World of Sacramento Real Estate - 1/14/2016
Since i became a full time Sacramento Real Estate agent, i have seen and heard many strange/funny/odd/weird/interesting things. A lot of times i get to see things many people would not in their job since i am inside of so many homes and interacting with some many different people from all walks of life. Here's a quick look at my latest interesting "thing."
#InterestingWorldofRealEstate: Today's photo was taken a few years back, i recently came across it while scanning through some old pictures in Google Photos. This was a bank owned home. I'm standing in a loft area looking down on the living room. That is the angled/vaulted ceiling, just completely destroyed. The entire house was like this: all the appliances missing, holes in walls, doors broken, you name. The sad thing is that this was a pretty common site at the height of the foreclosure peak in Sacramento. For a few years, nearly half of the homes i went inside had similar damage (typically not as bad but still damage none the less). I decided to post as shock to some people that maybe never saw this kind of stuff and also a reminder of unfortunately how bad things were for the economy/real estate/american family at that time. #SacramentoRealEstate #IthinkWeMightHaveAleak #PutSomeDuctTapeOnIt
