Sacramento Real Estate Video Market Update June - July 2017



In May, the median price increased to $342,500 compared to $329,500 in April.

More importantly,  the median is 7.4% higher than a year ago.

Currently there is 1.1 months worth of inventory.  I expect that number to increase more as we approach the summer season but not drastically.  A “normal” or “balanced market” is considered around 2.5— 3 months.

The homes that are priced right, show well and have a high quality marketing plan are getting sold quickly.  However, the properties that are over priced are sitting with little activity until the list price is in line with the true market value.  The overpriced properties are having price reductions to try and get more attention.

I’m calling it a “price sensitive sellers market.”

#JustSold !!! on 6/12/17 in my great neighborhood of #CollegeGlen in #Sacramento .  Every real estate transaction is different from the next and this one was unique for a few different reasons.  This property was in major disrepair, so much so that it needed to be sold to a cash buyer only.  No lender would have provided a loan on it in the current condition.  So we wanted to sell the property “As-Is” without any repairs to an investor.  We ended up doing all our inspections before coming on the market and did all the disclosures up front as well.  These things are normally done during escrow in the Sacramento area.  We had any potential buyer read and sign off on everything with their offer.  We listed the home at an aggressive price to create investor competition.  At the end of the week I ended up with 31 offers!!!  The winning buyer was $35,000 over the list price and closed in 5 days!  It was a lot of work to do up front but in the end, we had a very successful sale and #HappySellers .  #RealEstateIsFun #CollegeGlenRealEstate #SacramentoRealEstate
